THE FIVE STAR GRAND HOTEL COMPLEX is on a building plot with a total area of 10985 sq/m and has a total build up area of some 34000 sq/m. The project was elaborated in accordance with all of the current legal regulations in Bulgaria and has been coordinated with the town council and all other concerned institutions. The complex is being under construction and will be completed in December 2007. 1 . Overview and Current Condition of the Site THE FIVE STAR GRAND HOTEL COMPLEX is situated next to the seashore in the northern part of the Perla residence, southeastern Bulgaria. The road to the Perla residence and the forest reserve bond the building plot from the west and the north, meanwhile the future main seaside avenue of the town will be the east boundary of the complex. The building plot is about 70 meters from the sea. The ground has a moderate inclination from 13m to 7m above the sea level. The ground rises to its highest elevation of more than 13m in the western parts of the building plot. The grand hotel complex faces the sea and the beach on the east, which is very favorable for a modern tourist complex. The climate offers very tourist friendly characteristics - over 180 sunny days a year. Due to its location on the southernmost part of the Black Sea coast, the temperatures in the city are 5-6 degrees higher than the average of the Bulgarian seaside, therefore the spring starts earlier and the autumn lasts longer. These climatic conditions are unique for the Bulgarian Black Sea coast and presuppose excellent resort and tourist season. While the tourist season in the resorts of the northern part of Bulgaria's seaside starts at the beginning of May and ends in October, the city offers a tourist season from the middle of April to the middle of November. The ecological test on the sea weather, on the air, and on the soil showed excellent results. The analysis of the climate conditions let us reach the conclusion that the area has unique characteristics, which allow an extended tourist season. Therefore this territory has a 20 percent larger potential compared to the northern Black Seas coast - a fact that is very important for every seasonal resort. So it is obvious that the conditions in THE FIVE STAR GRAND HOTEL COMPLEX will be very favorable intensified tourist season in accordance with the international standards. 2. COMPOSITION OF THE COMPLEX THE FIVE STAR GRAND HOTEL COMPLEX envisages precise and adequate answer to the needs for a modern town center and the requirements of the international tourist standards. The project envisages a unique complex, which combines the quality of a modern public center with a square, shops, luxury five star grand hotel with 390 beds and a similar structure with 206 luxury apartments for sale. The whole complex faces the sea (only 70 meters inland) and there is a distinct succession of the buildings and green spaces. THE FIVE STAR GRAND HOTEL COMPLEX includes 206 luxury apartments for sale. Some of the apartments are around a circle square, which recalls in Italian Piazza. The four buildings corpuses "E", "F", "G" and "H" are around the square. They are grouped in one body in the highest southern part of the building plot XI 32, 133, 763. The apartment building has 8,7,6, and 5 floors. Another four free standing buildings corpuses "A", "B", "C", and "D" are positioned in the north eastern parts of the complex in the building plot XII 32. They include some of the 206 luxury apartments. All of the freestanding buildings have five floors. A large green space with swimming pools and public terraces is shaped up between the piazza, the hotel structure and the 206-luxury apartment structure for sale. The orientation of THE FIVE STAR GRAND HOTEL COMPLEX allows maximum part of the 206 LUXURY APARTMENTS FOR SALE and almost all the rooms to have a splendid view the sea, the beach, the forest reserve, and the bay of the "Perla" residence. The hotel building and the four luxury apartment buildings-corpuses "E", "F", "G" and "H" are situated on the highest part of the building plot (13m above sea level). ARCHITECTURAL SCHEME 3.1 ARCHITECTURAL SCHEME OF THE 206 LUXURY APARTMENTS FOR SALE The composition of the present project for the five-star apartment (studio) grand hotel complex envisages the construction of the medium and high-rise buildings. Four freestanding buildings - corpuses "A","B","C" and "D", which comprise 83 of the luxury apartments for sale, are situated on the lower northeastern part of the building plot. The four building face to the sea and have a splendid panoramic view. Four grouped corpuses "E", "F", "G", and "H", also comprising 123 apartments are situated in the higher southwestern parts of the plot. The corpuses "C" and "D" have a joint ground floor level and are connected through two game rooms for family fun, entertaining friends or just hanging out. Meanwhile the "D" and "E" have a joint basement floor at elevation +8.20 above sea level, which represents the underground garage of the apartment structure. This garage has a separate entrance, which is reached through a ramp. The underground garage of the hotel is under the "F" and "G" buildings. The architectural schemes of the buildings in the luxury corpuses structure for sale envisages one, two, and three room luxury apartments with a total area of between 35 sq.m and 100 sq.m. A luxury staircase and a silent hydraulic elevator provide access to the apartments. Bearing in mind that the luxury apartments are aimed at foreign investors, they offer a quality of living and full accordance with the international standards of five star hotels. The 206 luxury apartments for sale have spacious rooms with width of between 3,60 and 4,40m. The living room includes a comfortable queen sized sleeper sofa, dining room set and a fully equipped kitchen with all the necessary appliances. The living room leads to a large terrace, which serves as an additional summer living room during the sunny days. The bedrooms have an individual bathroom and a terrace with a splendid view. All the bedrooms are separated from the living room either through a sliding door (in the smaller apartments) or through a corridor (in the larger apartments). The rooms for the personnel and the storage areas are envisaged in the basement floors of the corpuses "B" and "C". The apartments do not have lofts due to seasonal use of the hotel complex. The corpuses "C" and "D" are connected through two game rooms with separate entrances at the ground floor level. The project envisages also the construction of winter gardens above the game rooms. The four grouped corpuses "E", "F", "G", and "H", which also comprise 123 luxury apartments for sale are situated in the southern-western parts of the plot and are part of the hotel body. The building has 8,7,6, and 5 floors. The garages of the apartment structure and the hotel are situated under the residential floors of the "D" and the "E" and under the "F" and the "G" corpuses, respectively. The apartments in the structure are placed bilaterally to a central corridor and are accessible through two luxury staircases and silent hydraulic elevators. The "E", "F", "G", and "H" corpuses include mainly one-room apartments with a total area of 40 sq.m. and two room apartments with a total area of 70 sq.m. All of the apartments in this structure panoramic terraces. The roofs of the "E" and "F" corpuses are designed as public panoramic terraces, including barbeques, pergolas, and chase lounges. According to the Bulgarian legislation and building standards, the buyer of the apartment buys the area of the apartment along with a proportional part of the public area of the building. A purchase of a proportional part of the complex plot is possible. The four free standing buildings-corpuses "A", "B", "C" and "D", which also compromise 83 luxury apartments for sale, are arch shaped and face the sea. All of the freestanding corpuses will have five floors, including three typical floors with an area of 350 sq.m. each. Every typical floor comprises five apartments, but there are also options with four, three, two, and one apartment per floor. The project for the freestanding corpuses envisages also the construction of two maisonettes on top of the buildings. These apartments, which will have a total area of 170 sq.m each, will be built on two levels with an internal staircase connecting the 2 floors. They will have splendid terraces and beautiful panoramic roofs with barbeque and chase lounges. The living room, the dining rooms, and the kitchens of the maisonettes are situated on the first floor, while the three bedrooms and their individual bathrooms are on the second floor. One of the maisonettes will also comprise a cabinet room. The present project envisages also the possibility of a 350-sq.m-luxury residence on the top of the freestanding buildings. The luxury residence will be formed form the unification of the two maisonettes. It will be designed individually in accordance with the individual demands of the investor. The main entrance to the luxury apartment buildings is situated next to the corpus "A". A security guard is also envisaged. The nursery school of the complex is situated at the first floor of the building "A" and it is connected with the outdoor swimming pool for children. The finishes of the staircases in the apartment structure include marble, latex, and suspended ceiling. The floors in the apartments are covered with laminate parquet, while the walls and the ceiling is painted with latex. The parapets will be made of glass. The facades are faced with mineral plasters. The external doors and windows are PVC with high thermal insulating qualities. The windows have 30 percent reflection rate. The floors in the public spaces are covered with granite and marble. The walls faced with stones and plasters. All the furnishing will be design individually. The buyers of the 206 luxury apartments have the chance of an extra business income. Besides the rapid rise of the apartment cost at the Bulgarian seaside, they have one more interesting business opportunity. GREEN SYSTEM, RECREATION, SPORT, AND ECOLOGY GREEN SYSTEMTHE FIVE STAR GRAND HOTEL COMPLEX proposes the development of a green system, which will offer comfort and shelter for the visitors of the complex. The complex envisages the creation of park alleys, outdoor swimming pools, and green spaces. The next phase of the project will propose the planting of exotic trees, shrubs, and flowers. The green system will also include pavilions, arbors, penthouses, benches, fences, fountains, lighting fixtures, etc. The roofs of the buildings will be also enriched with shrubs and flowers, based on the concept of a "roof garden". The project envisages also a 6m wide green stripe. An automatic watering system will be installed for the maintenance of the green system. The watering system is expected to use the underground waters. RECREATION AND SPORTTHE FIVE STAR GRAND HOTEL COMPLEX envisages the construction of a whole new sports complex. The sports facilities in THE FIVE STAR GRAND HOTEL COMPLEX comprises: - Outdoor swimming pools (for adults and children) with a total area of around 700 sq.m - Covered swimming pool, fitness centre for the visitors of the complex - Balneology, treatments centre and wide range of sports rooms. An interesting fact is that about 5km away from the complex the construction of a golf course and a tourist airport is expected to be started in the near future. The area offers also opportunities for hunting, fishing, sea sports, and car-safari. The beautiful seashore and the forest reserve compliment the natural variety of the area. FRAGMENTS, DETAILS AND MATERIALSAll the material, which is used for the construction of THE FIVE STAR GRAND HOTEL COMPLEX , will be in accordance with the regulations of European and Bulgarian legislative norms. According to the contract agreement with the investors the design of the investors will be carried out in a subsequent phase of the project. All the envisaged materials and the finishes are marked on the floor plans, the sections and the facades. |
